1 BOOKINGS
When a booking is submitted via our online reservation system you will receive an automatically generated booking summary by email to the email address provided in the booking form. This does not form a contract between us. A contract shall only arise when the booking is subsequently confirmed in writing via a letter of confirmation sent to you by email.
2 DEPOSIT
A holiday booking is confirmed when we receive a non-refundable deposit of 40% of the total holiday cost and a completed booking form. Before this time the booking is provisional and will be held for a maximum of 24hrs. Please make payment in pounds sterling by cheque or by bank transfer, credit card or Paypal using our automated payment system on this website.
3 FINAL PAYMENT
Please settle the full balance of the holiday no later than 30 days before the start of the holiday. Should the full balance not be paid on time, the booking may be cancelled and the deposit forfeited. Provisional bookings made fewer than 30 days before the start of the holiday will be held for 24 hours unless payment is made in full.
4 CANCELLATION
In the unfortunate event that you need to cancel your holiday:
• More than 30 days before the start date, the deposit will be forfeited
• Fewer than 30 days before the start date we will try to rebook the property and, if successful, we will refund monies paid less the deposit.
• When there is either a national or local lockdown that overlaps with your holiday we will offer a full refund.
We don’t cover you for being ill with Covid, or having to self-isolate however, we will endeavour to rebook the property and, if successful, we will refund monies paid less the deposit.
It is your responsibility to ensure that you have adequate insurance in place to cover any loss or damage that you may suffer as a result of cancelling all or part of your stay with us and any associated costs.
5 RIGHT TO REFUSE
We reserve the right to refuse any booking and, in exceptional circumstances, to cancel or alter arrangements made.
You are asked not to travel if you have any of the symptoms associated Covid-19 and if you become unwell during your stay and are unable to return home you will be liable for the rental at the full price listed for the period of your stay.
6 ARRIVAL AND DEPARTURE
Please arrive no earlier than 4 pm on the arrival day and vacate the accommodation no later than 10.00am on the departure date in order to allow for cleaning.
7 CARE OF YOUR COTTAGE, DAMAGE AND BREAKAGES
You are responsible for the cottage and are expected to take all reasonable care of its furniture, pictures, fittings and effects, in or on the property. Please leave them in the same state of repair, and in a reasonable clean and tidy condition at the end of your stay.
Smoking is not allowed in any of the properties.
You are legally bound to reimburse us for replacement, repair or reasonable extra cleaning costs on demand.
8 GUEST OBLIGATIONS
• Smoking or vaping is not permitted inside the accommodation.
• As per fire safety legislation the use of candles is not permitted (see Regulatory Reform (Fire Safety) Order 2005 for further information).
• We may need to access to your accommodation for maintenance reasons and will endeavour to do this at a convenient time.
• Please be considerate to other guests or neighbours.
• The accommodation should only be used by the guests listed on the booking form.
• Please report any breakages, loss or damage in order for it to be addressed.
• Please do leave the accommodation in a clean and tidy condition, and put back any furniture that has been moved.
• Guests may be asked to leave their accommodation because of unreasonable behaviour or damage, a pets aggressive behaviour or excessive barking, and in such cases no refund shall be due.
• Please do not use the WIFI provision for any unlawful or illegal purpose.
9 LIABILITY
The owners of Benallack Barn shall not be held responsible for the loss of any valuables left on or around the premises and are not liable for any damage, expense, accident, injury or inconvenience whether to person or property which may be sustained in or around the property.
10 SAFETY
Guests must be responsible for their own and their babies’ safety inside the property and when outside.
11 EV CHARGING
Only guests booked into the property can use the EV Charger.
Domestic chargers are not suitable for use in the property and will create a fire hazard. The use of domestic chargers is strictly forbidden.
We have a single Zappi dedicated charge point (DCP) located in the main parking area.
To use the DCP there is a supplement of £20, payable at the time of booking.
Please move your vehicle once charging is complete.
You must not use any splitting cable, modify the DCP in any way or smoke in the vicinity of any DCP.
We do not guarantee the availability of a DCP and unavailability of the DCP shall not constitute a breach of our terms and conditions.
Use of the DCP is at the vehicle owner’s own risk and we do not accept any liability for loss or damage sustained by you or your EV as a result of using the DCP unless the damage was caused directly by our negligence.
You shall be responsible to us for any damage to the DCP or loss suffered by us caused by your use of the DCP.
12 SAUNA, COLD PLUNGE AND GYM
By booking the sauna, cold plunge and gym we assume you and those in your group agree to the terms and conditions set out below.
Booking:
• We assume a reasonable use frequency during your stay of once a day, a session is 1 hour.
• We will do our best to accommodate your requested timings. Scheduling an appointment is the reservation of time set aside specifically for you. Cancellations made more than 48hrs ahead of your scheduled session are eligible for a full refund. Within 48hrs you may reschedule for a future date or time if available.
You must follow our usage protocols including:
• You must not use the facilities under the influence of alcohol or drugs.
• You should not use the sauna unless advised by your Doctor if you have any underlying medical conditions, metal pins or rods, silicone implants, artificial joints or are taking any prescription medication or are pregnant.
• Suitable footwear is strongly recommended to safely walk to and from the sauna.
• The sauna heater is extremely hot. Do not touch it, other than to pour water on the stones.
• Although we aim to maintain the temperature between 70-90 degrees centigrade the sauna is affected by the conditions outside, particularly wind.
• We reserve the right to cancel bookings at any time due to unsuitable weather conditions as your safety if our primary concern. If we need to do this you will receive a full refund.
Gym:
• The use of gym equipment is at your own risk. By using the facilities you understand the potential risks involved in physical exercise and the use of gym equipment.
• The gym is unsupervised but regularly checked and we ask that you wipe down equipment after use.
• Suitable footwear, t-shirts and exercise clothing is to be worn whilst using the gym.
13 CANCELLATION BY US FOR REASONS BEYOND OUR CONTROL (“FORCE MAJEURE”)
If for any reason beyond our control we are forced to cancel your booking (or bring it to an end early) due to a force majeure event affecting us or our property we will refund you the full amount of your remaining accommodation costs based on the time of your remaining stay. This will be the full extent of our liability and no additional compensation, expenses or costs (such as travel or replacement accommodation) will be payable.
Force majeure events include; fire, flood, exceptional weather conditions, epidemics, pandemics, destruction/damage, internet or other communications failure, blocked roads, war/terrorism, nuclear/radioactive disaster.
14 COMPLAINTS
We take care to maintain our accommodation to a high standard. Please do notify the us immediately of any problem that may arise so that we can rectify it.

Access Statement
From the car park area adjacent to the Bullpen, walk approximately five metres on uneven ground until reaching a series of 11 flagstones which lead up a gentle slope to the door. There is one small step over the threshold of the door and, once inside, one step up to the kitchen. The kitchen has a wood floor with a rug. Up two steps and through a door is the living/bedroom area. This also has a wooden floor with rugs. The bathroom is off the bedroom area and is down one step. The bathroom is tiled with travertine tiles and has a bathmat. The shower is wet-room style, all on one level. From the living area there is one step down to the threshold, then down another stone step to the gravelled courtyard. The laundry is situated five metres away in a separate room. It has a slate floor.
